
The Allen Morris Company has recently unveiled plans for a new supertall skyscraper in the center of Brickell, known as ‘Brickell Park Residences’. Set to become the tallest building in Miami, the tower will rise on the site of the former Allen Morris Park at 25 Southeast 10th Street. The redevelopment follows a late 2023 rezoning decision that changed the property’s designation from “Public Parks and Recreation” to “Restricted Commercial.” For context, the land had originally been donated to the City of Miami in December 1974 under the condition that it remain a public park. However, after years of legal battles sparked by a controversial land swap and alleged violations of land-use agreements, Allen Morris now has control over the park.
While the park suffered behind litigation, specifically due to disagreements over Brickell Flatiron’s restaurant plans, it was closed for 9 years behind a chain-link fence. However, an agreement reached on December 14th, 2023 reopened the park to the public for 18 months. While construction will not begin just yet, it’s estimated the park closure is in the foreseeable future as the 18-month time frame is now coming to an end. According to the Allen Morris Company, construction will start in the second quarter of 2027 and end in the 4th quarter of 2030.


Designed by Oppenheim Architecture, the architecturally impressive project will feature a wedding-cake style design, with multiple setbacks reshaping the tower into distinct tiers. It will also be one of the few glass-prominent towers in Brickell, with renderings outlining a glass facade extending even into the tower’s slim podium.
According to the project’s description, the tower will feature 200 luxury condominium units within a 400,000 SF building. Residents will enjoy access to an amenity deck located 800 feet above ground, offering views that compete with those from nearby developments such as Brickell Flatiron and SLS Lux. On the ground level, a 5,000 SF Michelin starred restaurant will enhance Brickell’s restaurant options, occupying nearly the entire 7,780 SF site. One of the most impressive feats of the tower is its height, with the tower planned to rise 90 stories or 1,049 FT.
